Hello,

I was just cleared to close my first STR in Deep Creek Lake, MD. The closing is on Monday. Woo hoo! The property is turn key from a previous investor. So, I'm ready to hit the ground running with majority of the set up process.

One thing I’ve been debating is providing streaming services account on the roku TVs. Do I just download the apps and let guest use their preferred apps with their logins? Provide just the basics of Netflix, Disney+, and Hulu? Or something else?

What do you do in your STR? What are the average guest expectations in your experience?

Hey,

I would look into the university's sport schedule and the popularity of their are football and basketball programs (especially homecoming). If the sport teams are popular with current students, athlete's families, alumni, and the local community, I would look on AirDNA of how over airbnb do in the area for September to November for football and November to March for basketball. Then run the numbers verse long term student housing. The reservations will most likely be weekend stays for college sport angle less turnover in the winter and higher nightly prices to do the weekend surges. If STR has a higher cash flow, maybe add some nice decor with the university mascot or name to add to your listing photos.

Just another angle to look at STR during fall and winter beside student housing!

I really believe the neighborhood is a solid and I shouldn’t have problem attracting a good tenant.

And I’ll be sure you get first dibs on any other family deals hahaha 😂😂

Do a lot of landlords list their properties on Craigslist or the MLS or something else in the Baltimore area?
