Hi Johnny! I am a NMLS lender out of East Texas. I can do fix n flip, hard money, DSCR, plus pretty much any type of Non-QM or QM loans.

Do you ever come through the Tyler, TX area?

@Ken M. Yea they would keep that in place and you'd get a second position mortgage for the rest at, well, higher than todays rates. I think they used to go up to like 80-85% CLTV depending on credit score. Still might give you a better shot than someone needing to show up with all cash.

@Ken M. Well that's good news! One of my wholesale lenders used to be willing to finance these, I can't remember the CLTV requirement of the top. I'm going to reach out to my contact over there on Monday and see if that's something they still do.

@Brooke Carlton did you speak with the current lender about their willingness to finance some of that gap for a potential buyer?

Hello all! I actually had this account from years ago, before my Realtor days and before my mortgage lending days. I live in the Tyler, TX area, but I hold my mortgage licenses in Pennsylvania and Texas. I lend Hard Money, Fix n Flip, DSCR, and Bridge mainly on the investor side. On the consumer side with QM I can handle conventional, FHA, VA, and USDA. Non-QM I can do things like bank statement, self-employed, ITIN, Jumbo, blah blah blah. Happy to be back here and if you have any questions just reach out!
