I have been a commercial real estate agent in MN for over 10 years focusing on Tenant rep and landlord rep brokerage. I have been wanting to take the leap into ownership for a while. Though I originally thought residential would be a good place to start, since it is more in my price range, I have talked to a number of people in commercial who suggest that this is better. Is there anyone out there invested in both and has a strong opinion? Any one out there interested in discussing/analyzing deals?

Is this s reoccurring meet up? Monthly? always at steel toe? I would love to participate.

I currently do not have any investment properties but am very interested in getting started. Has anyone went down the HUD/Section 8 path as a landlord? It seems like you could buy houses on the cheap side and get government guaranteed rent on them. Are there any major downsides, regulations, qualification, etc?

On the same note has anyone bought a rental unit and then later listed it as section 8 housing when they couldn't find a renter? I would be interested to know if that is a good plan B.

I am looking to get into my first rental property. My plan is to BRRRR. My question is should I use a HELCO or cash out refi from my primary residence to fund it? what are the pros and cons of each? is one more risk than the other? has any one used a HELOC for investments property before?

I am looking to get my first investment property. I really like the idea of doing a BRRRR and I was thinking of using a HELOC on my current home to finance the down payment and the rehab, then pulling out as much as I can in a refinance to pay my HELOC off. Is there anyone out there who had used a HELOC to fund an investment property? any tips? and pitfalls I should be aware of? Thanks in advance for the help
