@Carolyn F. Yes we do a lot of modifications to containers for cabins, offices, tiny homes, guard shacks, storage facilities, and a host of other applications.  There is also a large building project going on downtown that is utilizing containers.  It's a growing industry.  We have a lot of great info on our website and of course you can always give me a call or message on here if you have other questions.  I'll PM you our website and my phone number.

Hey Tony! I can't say if you should use a HELOC or not, but I can tell you that you should put all the hard numbers into the BiggerPockets calculators and print off the PDF reports. This helps tremendously when trying to show someone that "this is a great deal." Create reports for several different exit strategies and show her that there are different ways out if plan A doesn't work out. Good luck buddy.

Yea BP is a great resource for sure.  The podcast is available on iTunes.  You don't have to be a member at all to listen to it there.  Just click and listen. I usually listen to it in the car when I'm commuting.  How is the Norman market these days?  I used to have a house a few streets from campus on university blvd.

Welcome Carolyn!  Don't forget to set up your keyword alerts and check out the podcast!  You might check out the area in OKC around NW 23rd and Walker.  The neighborhoods are Heritage Hills, Heritage Hills East, Mesta Park, Jefferson Park, and Paseo.  Some good opportunities there if you can still find them.  Good luck on your investing journey!

I would just hire it out.  But hey, I hire it out for the house I live in now! LoL.  I hate yard work. 

Anyway, if you aren't moving really far away, why not just keep it going yourself? You were doing it already anyway. Or perhaps you buy that mower, but put it under an LLC and hire a person to do it for you via 1099. Then you could have them do your other properties and have some expenses to write off under your landscaping business.... :)
