The federal reserve created the last housing debacle. When they set interest rates so low people do not understand the real cost of money. This creates malinvestment!!!!

As someone who’s already said it depends on where you are. I 65 I like 8 paid for properties Plus my 40 years of savings to provide a comfortable retirement.
I can totally see where you’re coming from. But from a real estate investor since 1976 and they stock investor since 1979, my advice would be to build both. I know that is not easy when you were young but sacrifice today for an easy life ahead! Think long term.

Been landlord in nj for 41 years in Gloucester county I have this guy in front of a judge in about 4 to 5 weeks. Try and relax you are still in control

New Jersey is very rough in re guards to taxes. I would call the City Hall of the town where I was buying the property. I have done to permit jobs over the last four years and both times the township came out and raised taxes!!!!

I have been investing in southern New Jersey since 1976. There are investors here
I have done this for 41 years. If I bought that building today that happened to me, I would explain to him nicely that I will file for evection and during that time he can arrange his finances. If he saying he's paying next month info you have no worries. But you must must must file for evection.

I looked into mixed use many many years ago. I decided against it due to the insurance, and the fear of a vacancy in the retail section. I had a few friends Who did actually buy mixed use buildings. They finally sold the properties as straight residential was better for them. Good luck and be careful.
