Chris, I am currently working with an attorney to set up the fund. Thank you for the concern. I will become the fiduciary to the fund, yes. However, at this time, I am NOT posting as a lender OR the fiduciary to the fund. It is not ready. I am seeking funds in the interim. There are lucrative deals available NOW with experienced borrowers that I am sure any lender would like to get their hands on. My original post that mentioned VETTING was aimed at the mentioned lenders in THAT post-only. I appreciate any feedback regarding those people mentioned, as well as any contacts you have that are solid and VETTED lenders :) 

And thank you, EVERYONE who replied with helpful contacts! I am going to take the advice and start vetting folks. We do indeed have a ton of lenders in Texas, but most of them are hard money. I have found some good contacts, but nothing 100% as creative or comprehensive as I need. I'm going to stay the course and keep looking! I appreciate you all. Love BP!

Looking for a long term relationship in the private money realm. Tons of great deals, creative deals, refis, etc. Solid borrowers with solid and successful businesses. Most urgently: Three low risk, low cost 10 year notes totaling 105k, $1.2 million for a cash flow property (long term), about $1 million for a development project. More in the pipeline.

Hey guys, I am in the process of setting up a private money fund. I have committed individuals ready to put funds into an account and have me act as fiduciary. However, I am not yet done with the legalities and final details. In the meantime, opportunities have arisen that need funding. I am in contact with several lenders through the grapevine. Three have pretty much knocked themselves off my radar because they hit too hard and it seemed WAY too easy BUT with fees UP-FRONT... yeah, fishy: Aquila Loans, Weston Curtis at Brownstone Global Lending, Mavis Adrew at Lendmark Financial Services. Anyone know these names or companies? I have quit contacting them at this point, but if anyone has BAD or GOOD experiences, I would so appreciate your help! Gracias :)

Hey wholesalers! I am a licensed agent in Texas, but looking for investor wholesale contacts across the nation in ANY markets that are good for flips. I am the head agent for a very large and successful investment company. I have headed their expansion into six major markets already this year and we are ready for more. (Sure, you could argue a deal can be found anywhere...BUT would like to stick where days on market are not exorbitant.) We will go ANYWHERE deals are. However, here are a few states that we need contacts in immediately:

1. Houston/Corpus Christi, TX

2. Waco, TX

3. Atlanta, GA
4. Salt Lake City, UT
5. Las Vegas, NV
6. Albuquerque, NM
7. Minneapolis/St Paul, MN

I am familiar with, comfortable with, and practicing most forms of investment in real estate. However, tax liens and deeds are areas where I need education. I am really not a fan of any "coaching" programs, although I do have clients that have become successful through various programs. I was pointed by one of my successful colleagues to Dustin Hahn for tax liens and deeds. I am in contact with them, but need advice. Thoughts? Good, bad, beautiful, ugly??? ALL help is appreciated.
