I am thinking of buying old cement house that is built in 1965. House does not have central air and heat I’d have to do the duck work. House does not have crawl space, it has window unit.
If I redo the whole roof and duct work for central heat/air. What would be the ball park cost? House is 1200 sqf.

Hi Everyone!
I recently bought a house sight unseen. House is decent shape but anything that could be worth is taken out of the home.
I have noticed that they cut all the wire/ piping. Pulled electrical cords from each light sockets.
I am trying to whole sale this property and would like to know how much I need to discount on my end if I count electrical repair work. Any advice would be highly appreciated! Thanks guys!

Trying to sell my investment property in Southern CA. Once it was residential and now its rented.
I talked with one agent, the commission is 5% which will be 20K out of my pocket which I wasnt ready for.
House is in hot location and will sell no matter what.
Any advice on how I can save some money on selling the property? I know when you buying the house, you need a lot of knowledge on agent help however when you selling the property in hot location, I dont know what selling agent impact as much other than the good photo upload on the house.
Any suggestion?
Post: Cheap property with broken house vs vacant land

If everything else would be similar situation,
Listing price values building pretty much nothing,
Would you rather invested in the property with this broken house needs full gut or maybe tear down vs the vacant land. I am asking cuz, even if the house needs tons of work, still have permit, water, septic system, electric is in place. Wonder that adds more value for me to consider than Vacant lot.

If the property being foreclosed by the first mortgage( initiated 2003), the line of credit debt which is taken out later date(initiated 2007/2017) than the first mortgage would wipe out?

I have cheap land I can acquire. Its wooded lot 2.5 acre and zoned for R-8m so I can make trailer park in a good location.
If I clear the land out, is it feasible for me to make mobile home park on a lot or would it cost way to much to even set it up? City water is available and I probably should work with the septic. Any advice would be appreciated!

We would like to go into deals with one of our good friends
One would be buy and hold/rent.
One would be flip.
It will be first time for me to partnering with others. Since there will be tax/ capital gain issues, it seems more complicated than I think.
What is the most simple, ideal way to go about?
Do we all put both of our name in deed or not?
Do we have to open up LLC?
House built in 74 in inland San diego. Very dry all through out the year. I see the mold forming on the ceiling of the bathroom around the edges. Bathroom even has windows. Wish I can share the photo of the ceiling. Its not horrible but visible.
Considering the weather in SD is always dry, this bathroom mold can be more serious issue? What is the best way to get rid of them to pass the inspection to get loan on them?
