When working with a RE agent who will be sending you pocket listings, how does one make an offer on that property? Do you sign and send them a contract with the offer price or do you simply email them the offer ? Do you have to use the C.A.R form and sign the Assignment of Agreement Addendum if you are planning on wholesaling and give both forms to the re agent or can you use a standard one page contract which you can assign? I have read that you can do a double closing and you wont have to sign the Assignment Agreement, is that correct? I'm just a little confused about the forms when it comes to working with agents. Any help will be greatly appreciated. :)

Hi Guys,

I was wondering how wholesaling in Los Angeles, CA was different from wholesaling in any other part of the country. I have wholesaled a couple of houses out of state and it all seems to be so easy, yet I have trouble understanding If it is any different wholesaling here in LA than any other state. Are there special laws that you have to follow? Do we have to give an EMD to make the contract valid? I have never put an EMD on any property that I've had under contract.
