Typically when an investor buyer wants the tenants out it's because they're not paying rent on time or they've trashed the place.  Otherwise,  correct- the tenants can stay.  

As far as checking that box on my P &S agreement,  I'd say most absentee landlords wouldn't be comfortable making that commitment until they were sure the deal is going to close.  Last thing we want is for the tenants to move out and the deal to fall through.  

But it seems to me that if the tenant is in a valid lease and the investor wants them out...we can either see if they've violated their lease by non payment of rent or damages (in which case we can evict) or offer cash for keys...

in other words,  if I'm telling the landlord that the tenants need to move,  I want to be able to offer creative solutions because eviction is not always the answer or even an option.  

Lasty, I would make sure that I have earnest money from the investor if the Seller is comfortable getting them out or if they accept a cash for keys deal. That way I can still protect the Seller as best as I can.  

Hopefully I'm looking at this the right way

Post: The Potential for War

Does anyone have enough experience in Real Estate investing to know the potential impacts of war on the market? Being Active Duty I know that we are aggressively increasing our troops which is a high indicator of “plans for war”.

Although I will be out of the military within the next 18 months I am sure this is when things will start to get rocky. How do you think this will impact the real estate investing market?

@brandonm I plan on doing my own marketing and only using the license sporadically for my own proprieties and occasionally helping other investors.  I would like a brokers assistance in regards to drawing up sale and purchase agreements and mls access but intend to be extremely self sufficient.

Afternoon folks

I passed my real estate exams recently and would like to hang my license with an investor orientated broker in the Tampa/ Hillsborough County area.

In other words, I would like to work with a broker who has broad experience dealing with real estate investors (flippers, wholesalers, portfolio builders etc.) as well as owner occupiers & first time buyers.

Any recommendations?
