Yes our lease does state that exact thing - I am guessing I'll send her notice by text and certified letter to cover my bases!   

Our tenant has recently gone dark - I have made numerous attempts by both phone and text to reach her due to a maintenance issue she reported.    I am worried that the bathroom leak she reported could cause further damage to the home and want to get it repaired quickly.   She has lived in the home for almost a year now and I haven't had any issues communicating with her previously.  But the past month has been tough.  In addition, her rent is late this month (which is often normal and she always pays the late fee and gets it to us by the 10th).   What rights as a homeowner do I have to repair an issue in a case like this?  I know I cannot illegally enter the home with a plumber but not sure how Georgia protects landlords in this situation.  I am sending her a letter today and trying to reach her that way.    Suggestions?   Thanks in advance!
