I am just getting into Wholesaling and interested in Transactional Funding. My area is Southern California. Is Transactional Funding legal in California? Is it the same thing as Double Closing as far as the Title Company is concerned?

I am buying a lot in Southern California to build a spec house. What are the best contingencies to have in the offer to protect me. Also where do I go to see exactly how to write up the offer? I am a mortgage broker but I dont usually write offers let alone an offer on a lot

So my first rental was actually purchased as a long term owner occupied property in Atlanta. When my home state of California called to us once again we decided to flip the two bedroom bungalow to a rental. The numbers worked out alright if not ideal, with about a $200 dollar positive cash flow and the tennant screening tools on BP were a real asset in screening potential tenants. I am now looking forward to a multifamily purchase and possibly a house hacking situation as described by BP
