Hello! My husband and I have been reading and researching for a while now. Running numbers in our area, we keep ending up with negative cash flow projections (even offering 20% below asking price). This seems to be the norm in our area based on discussions with current investors. What are some areas in the Midwest with positive cash flows? I keep seeing Ohio, anywhere else?

I'm new too but I agree, that looks like a pretty good deal. I hope someone more experienced than me responds to you

We have been looking at a property for the last few weeks and just found the title report. The auction is ending today. It shows a $175,000 mortgage and then a HUD partial claim mortgage for $49,000. If I purchase the home, does the partial claim mortgage go away? Or is that something I would be responsible for? This would be my first property so I am nervous!
