If you are moving into the property and it will be your residence, it should not be a problem to get a HELOC. Try First Florida Credit Union out of Jacksonville. I'm not sure if you are in a county they service, but I recently got a HELOC from them for 90% LTV. They paid all closing costs and gave me a great rate. I shopped about a dozen lenders before I found them.

@Russell Holmes, thank you for your response! I figured it would be pretty dry online, but it is doable.  I will take a look at Real Estate Express. 

Now that you have your license, are you focused on being an RE Agent, or do you have other goals, like investing?

What did you consider when selecting a brokerage to work with?

Hi Bigger Pocketeers! I am looking for an online RE Agent pre-license course for the state of Florida (63 hour state approved course). There are several schools with good Google reviews but most of the reviews are for the in-person course, not online. Also, on a few of the schools almost every single review is 5 stars so that just seems suspect. A friend of mine attended an in-person school in Orlando that had great Google reviews but the class was horrible. I was hoping someone here would have firsthand experience with an online course for Florida and could provide some input. Has anyone taken a RE Agent pre-license course for the state of Florida online? If so, what school and would you recommend it? Thanks!

I'm in Central Florida too. Is there a reason you are doing a double close instead of assignment? You can post the property on Craigslist and if the price is right you will get lots of Buyers contacting you within a few days. Put in the posting that it is for cash buyers only. Also put the rough location in the ad, not the exact address. Once you talk to them you can provide the exact address and meet them there. You could also go to one of the CFRI meetings and meet Buyers. You can tell the Seller that you are bringing a partner by to view / inspect / estimate repairs for you.
