Hello Peter. Thanks so much for your reply! The information you provided is very helpful, looks like we will need to begin the formal process.
I’m also told that right now, courts are closed due to COVID. So like you said, we’ll need to wait out the moratorium and pick right up when things open again.

Hi Wilfy ! Thank you so much for the reply. Right, I am hearing the same thing; that with COVID, it’s much more difficult to start an eviction process, and I guess that makes sense. Even before COVID though, we were told we cannot just issue a 30 day notice to have tenants move out, and I thought this was allowed given that the tenants are on a month to month (no lease) arrangement.
I will take your advice of following up with county clerk about options. Good luck with your upcoming court date. Please provide an update if you can! Thank you

Hello All! My dad owns a 4 family in NJ and has tenants who are on a month to month (no lease ) agreement. Some of these tenants are presenting issues e.g. they are backed up in rent, not paying on time etc. Can’t he just decide to give them a 30 day notice to move out?? I thought he could do per NJ tenancy laws; however, we’ve been told he cannot since it’s a “4 family”. What is uniquely different about 4 families? Which NJ regulation says he cannot do this ? His current attorney also has not been helpful with this- does he need another attorney? I’ve spent an inordinate amount of time researching the answer to this question and have been unsuccessful. Please help. Thanks in advance.

Hello Katie! My big 2020 vision is to purchase my first multi-family property (minimum 3 units). I have been searching for quite some time, and this has proven to be such a difficult task with the competition and current market in the Northern, NJ area.
