This was only for interior. I had him quote for the exterior, but most of the exterior is the responsibility of the HOA which costs me $450/mo, so I want my money's worth. However, the HOA paints only when they deem needed. I will end up painting the French door exteriors myself. The painter had showed my trade-craft using "Liquid Mask", so hoping it will be relatively easy.

I guess the real question is, "would it be easier to evict a MTM tenant or 1-year lease tenant" or would it be the same?  My cousin's POV was MTM would be 3-day notice to pay/quit as opposed to chasing after 1-year lessor for defaulting.

MTM tenant would not need to worry about rental increase as it is regulated on annual basis in California capped at 10%.

Just completed demo of fiberglass shower and tub/shower and replaced with hot mop/tiling for the shower and cast iron/porcelain tub with tiled surround.  Shower was $10,500 and tub and tiling about $9,000, so your quote of $11-17K is not out of the reason.  Finding good subcontractors is tough and tile setters are highly-paid artisans.  The alternative would be to find someone unlicensed/unbonded whish would be cheaper, but would be a gamble.

Bought my first property: end unit condo class A and looking for first tenant.  My cousin who has 3 rental properties manages his own units and has all rental agreements on month to month and has all long-term tenants. His reasoning: easier eviction should tenant default.  Knowing the rental increase in California is regulated, I am not intending on raising the rent for at least a year if at all.  Does is make sense to structure rental agreement as MTM or 1-year lease??
