@Joe Splitrock Thanks so much. My hubby & I just took over as property managers for my father-in-law's portfolio. He's very old school and has never screened people. All of his properties are single-family dwellings...would Apartments.com work for us? Currently, we are hiring a manager for our storage facility and they would get a house as part of the job offer. The last manager was not screened and is a total nightmare. We are still in the eviction process for her. We want to screen going forward. :) 

Hello! My husband and I recently became the property managers for my father-in-law's rental portfolio. My father-in-law has not raised rents in a decade and was low to begin with. All his properties are single-family dwellings and are not subject to rent control. Several of his tenants are paying rent $700-900 below fair market value. For example, one tenant since 2016 is paying $1200 for a home that could rent for $2000. Part of our job is to raise rents. We are thinking to raise the rent from $1200 to $1500 now and then raise it up gradually to meet market value. Thoughts? Thanks in advance!

Hi everyone! I know this is an older thread, but thought I'd give it a go. My family member owns over 10 rental houses and several commercial buildings outright, with no mortgages. We are wondering what would be best for tax purposes – to form an LLC or a corporation? Thanks in advance!
