They say just post ads everywhere online but I found my buyers by going to investor clubs, events, and seminars.

I have some weird people replying to my ads saying that will give me million of dollars to buy my 60k house.

I started wholesaling Feb. this year.
I've found that wholesale deals that need to be fixed up are easier to sell than turn-key rental investments. Maybe it's cheaper? Or maybe people like to go through with the rehab???
I've found also that it is easier to sell to people I've met at networking events. So I am trying out online forum to see if this works for me too.

I pick Kansas City because it is a stable market (not declining). $4.5 billion has been invested to revitalize KC Downtown. They just built a new stadium and 15 blocks of entertainment/retail district.
Most importantly, the rent is high relative to the price.
For example, one of my cash flow deals that I am selling for $59900 brings in a monthly rent of $725. The tax is low too...like $510 per year.

I found some banks are so motivated right now that they list short sale deals with realtors. They will say "short sale" on the mls and subject to bank's approval. I bought 2 properties that were short sales and didn' have to do anything different than buying a home.

My mentor said something very interesting. He said that people would rather do what is comfortable than do what is good for them. I guess if your why is big enough, you'll move out of your comfort zone and do whatever it takes.

We've just sold a property in KCMO to a Californian investor. Great cash flow in KC. No cash flow or negative cash flow in the west coast.
