The $15k> have been completely gutters in the Midwest. Like you and other commenters suggested, it'd probably require too much effort for REI newbies like us. With no connections (to local contractors or RE people), the risk is a little too high for us.

You made very valid points. We didn’t think how difficult it’d be to find trustworthy contractors and all that. I think we’ll end up with buying something that’s newer and “ready to go”.

We’ve talked about that and it’ll most likely happen. Just not for a few years since we’re tied to the area (hubs getting his phd from usc and switching online isn’t an option)…

Hi Jaron,
After hearing all of your input, I see how OOS + total gut job might become too much for us to handle. I think we’ll go with the “safer bet” of a B or A class area! Still OOS though because CA is just impossible right now😵💫 We’ll keep our eyes open for local deals, but I’d much rather get us an Ohio tripled for $500k than a small condo in LA lol.
