Make sure they have proper GL insurance (when I checked they didn't and owner knew it and told me to find a new company). Call the carrier and make sure it covers foundation or plumbing. Also make sure you get an engineer to prescribe the work and check the work, pre and post elevations, GL COI, and full bids and invoices with all the work to be and that was performed, warranty paperwork. I am now VERY sorry my GC didn't take care of these things.

 Hey Ryan, I have a property i'm about to flip in Garland as well. Thanks for the save on verifying their GL COI. Can you refer any other trusted foundation expert out here in Garland?

If you had 100k in your SDIRA where would you deploy it if you wanted to remain passive but wanted to understand the business.

Not accredited just yet, so I can’t invest in syndications 😞

Hi Andrew! Totally separate from the loan process. (I can see how that can confuse people especially lenders) 

But I want to buy a property myself and BRRRR or Flip it but it's a new space to me and i'm seeking a coach to help me on my first one. To watch over my shoulder or show me how they do BRRRR's here in the DFW area.

Hey guys! 

Jen here. Before the end of the year, my goals is to jump into the BRRRR or flip space after owning 2 LTR, 2 STR to grow my wealth by value add. I just finished reading David's BRRRR book twice!

I’m looking for someone to watch me underwrite the deal, teach me right and wrongs and if i’m underwriting deals correctly. If money from mentorship is the value you seek for weekly meetings to get me started and taking the leap, i’m open to discussing! Someone experienced in the Dallas/Garland area preferred.

 Same here! Been using it for 2 years. From cozy.co to apartments.com. I like it cause it's free for me. I like their customer service. Barely ever a wait time. And I get to charge the tenant background and credit check through there. 

Works for me & no issues with tenants paying through there who can do auto-pay from checking account for free. I don't use their lease agreements - I use biggerpockets pro lease agreements, have them sign it docusign, then I upload via apartments.com portal.
