I already have purchased my first rental. Do you think I should wait more ? I can get more capital as well with partners. I'm really just curious on what to do next .

Hello BP! I have about $60k in liquid assets, and hopefully, I'll be reaching the $100k mark by fall. I'm looking to invest out of state, specifically in cities that are landlord-friendly and targeting B-C neighborhoods. I'm interested in both multi-family homes (MFH) and single-family homes (SFH) priced under $80k. I've noticed decent prices in the Ohio and Indiana markets. I plan to use a DSCR loan. My goal is to scale quickly . I'd like to brrrr and hold long term and it don't make sense for me to do it in my market due to high cost of homes. How would you go about trying to scale ? Also id like to section 8 tenants as well

Hey BP Fam this might be a dumb question. My co worker flips house and every time I pick her brain I fully don't understand the process behind house flipping esp the lending process. She basically broke it down like this . She has a private lender that's been working with her & husband for some time now . She told me just like this hire workers that do great work , have a timeline for the flip she said about 3 months is a good time another thing that I  found interesting if they don't get it done in that timeframe the lender charges them an extra 1500 each month until home is sold to get money back. So my question is for flipping a home do you get the desire amount you need for the entire flip using lenders money or do investors throw some of their own money into the deal? I'm just lost on that part she really never goes into much more detail after that. I'm just curious on how it works.

Hell Yeah congrats brother !

My first goal was to buy my first rental in 2024 closed in march currently house hacking it. 

My next goal was to make 50k with stocks crushed that one.

My final goal is to flip a house to secure a second property but I'm actually lost on how a flip actually works mainly the lending and financing part , I don't want to jump into something I'm not fully confident about if.
