I have been in real estate for a few years with a healthy amount of success to this point. I have a solid income outside of real estate, 15 properties, and good credit. I'm looking for someone to help with down payments in a traditional mortgage situations. I don't have a problem qualifying for the loan, but would like to keep my cash in my business and used on additional properties. Getting someone to take a second position will help me buy faster in a very good local market. I'm outside of Orlando and in a market that doesn't get much attention, but returns are still high.
I typically purchase houses in the 60-130k range in class B+ neighborhoods. I only invest within 10 minutes of my business and primary home. I have a very good handle on the area after living here for 35 years. I will fully fund any rehab work needed. I manage all of my properties myself with help from my wife.
I'm open to listening to any structure and rate suggested. I'd prefer to deal with someone in Florida, but I'm open to anyone I can build a solid relationship with. I'm flexible on how long your money stays in the property, but would prefer no less than 1 year terms. My goal is not to do a one time deal. I'd like a longer relationship that will continue to help you get much better returns on your money and help me acquire additional properties.

So when I tenant specifically ask you if you own the property or know who the owners are you don't tell them that it's you? I'm not willing to do that. Maybe that exposes me to lawsuits but I couldn't live with myself lying to people I'm doing business with.
Also, do you believe that during a lawsuit that the other attorney won't be able to determine your assets through mortgage docs, tax records, taxes filed, etc? I haven't gone through this process, but I was told by the biggest law firm in Florida that it's just a small hurdle for them that takes slightly more paperwork. Not sure if that's true though, but they don't own their own property in a trust which makes me feel more secure in their answer.

The only situation I can think of would be lawsuit related.

Just had a deal fall through on a primary residence in the Mount Dora area. We are looking for a new primary residence and would like to spend under $400,000. Willing to look in the Eustis, Tavares, Mt. Dora, area. Would prefer something with equity, don't mind extensive work as long as it will pass traditional financing. We are fine with HOAs, prefer a pool, golf course is a plus but not needed, prefer 1 story to 2, but would accept either.
I'm looking for off the market deals, wholesale offers, or something on the MLS that will take much less than list price.

Thank you so much for everyone's input. It seems as if the general sentiment is that you'd rather the tenant pay on time rather than collect the fees. I looked at a property today that was collecting $1800 a year in late fees over 10 years, but I'm sure the caliber of tenants he has in the property that are willing to pay these late fees are costing him much more than $1800 worth of headaches and hard cost.

I realize late fees are a must, I was more referring as to whether or not you'd prefer to have a tenant that is always late, pays on the 8th, and you get an extra $50 out of them verse the person that pays on the 1st and you never get a late fee.
I definitely agree with you assessment of the type of tenant that always pays late and the way they typically take care of the property.
This particular landlord has filed many many evictions as he owns a few hundred doors.
