I am in need of fix and flip properties in the Jacksonville area. I have a national buyer looking to acquire as many properties as possible that fit the required parameters, which are some of the most lenient in the industry. Lew, as for my "question",  there wasn't one. I quote, "to see if anyone had any experience with positives or negatives that don't seem obvious". To simplify even further for you....learned from experience, not from a book. Lastly Lew, grab a snickers. 

I have other LLCs as well, but have never formed for real estate. Jeff, thats sound advice and I completely agree. Have you read any good books on contracts? I imagine that isnt a part of real estate where you want to learn from mistakes, prevention seems key. And Lee, I have never read that in a book or other forum, but I am definitely putting that in the pro column.

I'm a new member in the Jacksonville area. I was an investment analyst for two years for the Blackstone Group so I have the analytical side down pretty well. What I'm not well versed in is hands on entreprenurial experience. I've read through numerous threads regarding LLC vs none and just wanted to refresh this debate to see if anyone had any experience with positives or negatives that don't seem obvious. By the way, episode 60 of the podcast is great!
