It’s 2021!
I set goals for myself to purchase 2 properties in 2019, done.
I set goals for myself to purchase 3 properties in 2020, done.
I have goals to purchase 3 more properties this year.
I’ve faced some challenges with my duplex in Kansas City. My team that is suppose to support me has continued to be a challenge. I want to invest more in the Kansas City area...but before I can feel better about investing further, I need to make some adjustments. I need to improve my network.
I want to grow my business much faster than I have the past 2 years and would love to network with others to improve myself. Improve my contacts.
What have you guys done to grow more quickly? How can I make Kansas City work better for me?

Hi John. Do you mind if I ask where you’re investing in properties from 10-25K? I’m trying to find ways to grow more quickly myself, but putting down 20-30K at a time for properties from 100-140K and closing costs are slowing me down.
Do you mind if I ask how these properties cash flow per month? I purchased 2 in 2019 that cash flowed ok, I purchased 3 in 2020 and are cash flowing better, but the down payment is killing my growth.

Ok, here’s my story so far!
I started investing last fall. Went traditional 20% financing for condo in Charlotte. Then 20% on. duplex in KC. Then another 20% on a townhome in Charlotte this May, followed by 2 single family homes in the greater Charlotte metro area...again at 20% down.
I’m very happy with my progress with acquiring properties and am lucky enough that my income allows me to purchase fairly quickly. And the main thing is, I took the plunge. I stopped analyzing over and over and not taking any action.
BUT NOW, I'm tired of leaving 20% in every property. I've read hundreds of stories from all you guys BRRRR'ing properties and know that's the direction I need to go. I know I need to build out a team to help support me and speed up my growth. I WANT TO TAKE MY INVESTING TO THE NEXT LEVEL! I've read some of the recommended books I continue to see, but I'm still hesitant from taking action with contractors or properties I see from wholesalers as I've had terrible experiences with contractors on my personal home time and time again...so I'm terrified of seeing the short cuts that will be taken by contractors when I'm not standing in the same room.
How did you guys who have large portfolios and large monthly passive incomes make the transition?
I’m 36 and want to be financially independent by the time I’m 40 and retire by 45.
Big goals require big action, so I need to take my next step in development and growth!

My rents has a leak that my PM says is draining into my crawl space. I’ve continued to have a rough experience with my PM and want to get another couple bids for repair.

Thanks for the feedback.
Yes, I thought the 5.25% was high as well. But I was only putting down 20% versus the 25% I had done previously for conventional.

Yes, I know a 1031 has nothing to do with my mortgage. I was simply asking if others would recommend paying down down the loan quickly to do a 1031 exchange or if I should pay down the mortgage more aggressively to do a HELOC.

Need help and would love your feedback!
I’m fairly new to real estate investing. I purchased 2 properties last fall and another this past week. I am under control on my 4th.
My interest rates are all different:
4.25% purchased last fall (condo)
4.25% purchased last fall (duplex)
4.625% just closed (condo)
5.25% closing in the next 2 weeks (condo)
Once I close on my 4th I've been debating on if I should pay down one of them more aggressively to either 1031 exchange or HELOC to purchase a couple more properties. The higher interest rates were 20% down, last fall 25% down.
I don’t need the monthly cash flow at this time as my primary job covers the bills and then some.
What would you do in my position based on the information provided? Keep the monthly cash flow? Additional principal balance pay down, if so which property?
My long term strategy is to build a portfolio large enough to "retire" from my primary job now and continue to build more wealth in real estate. I haven't gotten into the BRRRR strategy yet, but I hope to do so on my next 1-2 deals, but don't feel comfortable doing it from Denver CO.
Would very much appreciate any feedback and suggestions on strategies!
