Thank you for your time and comment Michael Boyer! I really appreciate it. I do have interest in rental properties. I will be looking up information on rentals and landlording. I do have a business partner who might be interested in financing a deal and I provide the cash for the rehab.

Hey! My name is Jeremy and I am brand new to real estate investing. I am interested in rentals for the future but want to start with a few flips. I have around 45K cash (and full time job -W-2) and the banks are not wanting to finance flip projects. They will however finance rentals if they are 100% complete and livable. What guidance do you have for me as I start my journey? My goal this year is to have at least one deal (rehab and sell / rent). I welcome any and all advise!!!

Hey guys,

I'm looking to do my first deal with a friend of mine. We are planning on going 50/50 on this deal to flip a single family property. Any help or tips on this first deal. We will have to get a loan to fund the project.

   Thanks for the reply. I'm learning a lot about real estate investing but the financial part is still confusing. When I take the loan out of the 457 and use it as a down payment, where do you recommend I take it and what would you say? Do I need a business plan?

Hi I'm new on here and excited to learn how to invest in real estate.  I have money in a 457 account. I'm thinking of taking a loan out on myself from the 457 money. People have advised me not to withdraw  the money due to all the tax hits I will take. I would lose almost 25% if I withdrawal.  Is taking a loan out on it a God idea? I would much rather have the money out of the 457 account so I could put it to a down payment of a loan for real estate...
