@Ibrahim Konate Hi Ibrahim, I'm not an expert per se, but my first rental purchase ended up being a no-money down ARM loan with a local credit union that took an older appraisal and EMFV on the tax record. We aggressively paid down principal with the cash flow on the property and were able to eventually lock in a low interest rate loan somewhere around 2015. The second one was purchase with private money and significant personal capital investment on our part. Having a good paying job helps fund purchases and it helps being in the real estate profession. I get to be on the agent-side of watching investors invest in properties. If you are going to buy a rental property, you either have to have the cash to do it or get one with a loan you qualify for (including the down payment). Buying a duplex, tri-plex or 4-plex is what I would do if I had to start all over again and I would live in one of the units for a few years until I was ready to purchase another one. Doing it this way gives you experience working with tenants and figuring out the rules and if you have what it takes to manage tenants in a lawful, kind and compassionate way. My 2 cents.

Hi, my name is Jeremy Mavis from Hayward, WI. I'm both a real estate agent and an investor. I've been an agent for almost 6 years now with experience in a variety of areas: residential, vacant land (lots and large acreage), development, waterfront property, luxury sales, multi-family apartments, commercial property, resorts, motels, and businesses. The Hayward area is known as the doorway to the Northwoods of WI and has lots of large and small clear lakes as well as large tracts of public land (county, state, and federal). It's a playground and recreational area for many. My wife and I purchased our first investment property in 2011 in Hayward (a 4-plex), and most recently bought another one in 2022 in the same area and just completed rehab-ing the property and putting new tenants in them. We have the most experience with buying and renting long-term tenants. I'd like to continue to purchase more multi-family units over the next 10-20 years and build a passive income portfolio. We'd also like to dip our toes in the short-term rental market which our area caters to because of the recreational area. Happy to jump into Bigger Pockets network to learn from and help others!
