@Matt Smith Congrats on your first STR! It can definitely be daunting to know if you're doing the right thing or not, but as most have said Airbnb's Smart Pricing is NOT the right thing. A little understanding about PriceLabs will help you out in the short and long run. I manage/co-host STRs in San Antonio and AZ and would be happy to schedule a time to talk about PriceLabs and show you how it works. It's a game changer. Hin@Austin Gross! San Antonio has already gone through the regulation process, so there's less of a risk of anything changing and losing your permit. I'd recommend San Antonio for the right type of property. If you can do a bigger 4+ bedroom home and have the budget to do a fantastic job decorating, you'll do quite well. @Eric Puffenberger have you looked at FurnishedFinder.com/stats for your market to see what the demand is and how much people are typically paying for MTR? As far as subletting a property, I imagine you're referring to the arbitrage model? I've arbitraged for STR before, but I think the margins are too slim to arbitrage for MTR, however it's less work so perhaps it could work at scale to cash flow.

@Tyler Herlihy PriceLabs does have a steep learning curve, and the ones who set a base price and assume PriceLabs will get it perfectly right are missing out on so much functionality of the software. Hi @Michael Stefan, sorry to hear about your STR manager. What is holding you back from managing yourself, at least some of them? I'd be happy to share my automation process and pricing strategy. If pricing is the issue with your current manager, perhaps it would be wise to understand the STR data in your market to help you communicate with your current manager.
