comp was one year older and in the same subdivision. It wouldn't be something I'm interested in because I prefer multi family.

the listing doesn't have interior photos which usually means there's a lot of rehab needing to be done. I would estimate $30/sq ft until you get some hard estimates putting this rehab around $60k. 

that would make your MAO $89k if you're using the (75%)-repair rule and they're unlikely to make that kind of reduction unless you're putting like $10k or more down as earnest money and willing to do a quick close with only a 3 day option. So its possible you could get it but unlikely since its only been on the market 1 day. they'll probably wait and see what other offers they could get.

 Nice to meet you Wes the comp most similar to this property sold for 274k at the end of March with no pool, carpet and ceramic tile, and no real upgrades and maybe 20 sq.ft bigger. I know and live in this area and for the right investor this would be a good property.

Hello everyone I'm New here I'm a Realtor/Investor in the Fort Worth area and I just wanted to introduce myself and add value. During my daily market check saw this property for sale 2837 N Crowley Cleburne Road in Crowley Texas. Listed for 179900. Comps in this area easily go for 250k. I viewed the property yesterday and it needs cosmetic things like paint flooring and a roof. It would be a good flip or brrr candidate and One more thing it's on a 1 acre lot.
