The market is vastly different now than it was in 2022. Those comps aren't very well supported and comparable to todays market. Too much time has elapsed. A good rule of thumb is to look at homes that have sold within the last 6 months. Being an agent here in the Atlanta area and working with multiple investors, I tend to use this rule of thumb and it has worked pretty well. I hope this helps. Let me know if you need anything.
