Recently had roof damage on LTR. The insurance check is based on replacing asphalt shingles. For $3k out of pocket along with my insurance I can have a metal roof installed. Wondering which way that I should go. Very rural area and appreciation not so great. this is the second time in 15 years have had tree damage to roof.

We have come to realize that every time that we find something at a decent price, its just a starting point. All offers reviewed in a 1-2 days for highest and best. Nothing will ever even break even only putting down 3.5 % with 8% interest rates.

Just found out that my student son may be able to qualify for 3.5% down FHA loan with us as co-signors! Hopefully we will have a property before Fall 2024.

Anyone with experience renting to students in Starkville? Considering buying a house for my son to live in with a couple of additional guys.
