Thanks everyone for the advise. I also have another concern about getting it financed I have 10k to invest but will it be hard to get such a small amount financed? Also Mitch Messer I'm in Valdosta Ga a small college town. What's do your properties normally cash flow?

Hi I'm new to BiggerPockets and trying to get started in real estate investing(buy and hold). I was wanting to get some advise and see if this is a good deal or not. It's a single family home 2bed/2ba, list is 45k and the zestimate is 56k. Home in that neighborhood have sold for around 60k so I guess that's about right. The inside has been renovated and is in good shape. It should rent for 6-650.
