I am a agent but I'm also an investor/wholesaler and i was looking to assign the contract to an end buyer. What would be the nest contract to use between the seller and assignor?

Hi, my name is Jesse I'm a Real estate agent in Wisconsin. I'm new to the wholesale industry but i have a potential deal in process and im just looking for direction on the best contracts to use between the seller and the buyer/assignor. I foloow a lot of the discussions on here thought it might be beneficial to reach out on biggerpockets for direction and answers.
