Thank you, yes the seller is the bank and is allowing me to turn on the utilities but i did have to sign a paper stating that I'm reliable for anything that goes wrong with the inspections, as far as damaging the house.

So i put a cash offer on a forclosure $80,000 ranch style home built in 1993 it has been vacant for almost a year now. My dad is a contractor so the inside of the house is taken care of as far as remodeling we can do. They accepted my offer and giving me 10 days to close. the house has a well and septic system I want to get a well inspection and sewer inspection. Was wondering if its worth spending the money to get the hydraulic load test done on the sewer? They will charge me $350 to do so. Also it has been winterized and another company said they will dewinterize and get the water and well up and running for $300. Also i have to get the electric turned on prior to all of this. should i be at the house when the electric gets turned on? Also im a pretty handy guy so if there is anything i can do on my own that would be great. This is my first peace of real estate i will be purchasing. Just looking to get some ideas on what i should do any advice will help me out at this point of time.

hi i saved up a little over $100,000. Just trying to get some input from some experienced ppl on how they would invest this money. I'm trying to get involved in real estate and currently renting right now I live in the eastern part of lancaster county Pa.
