I am currently a TC and looking to start my own virtual TC business, I have a few questions and would appreciate any feedback:

What benefits would you find by having someone take on your transaction tasks from contract thru closing?

What items would you especially like to have taken off of your plate during the transaction process that would help you have more time to focus on your clients and leads?

What do you love or your favorite part about being a real estate agent?

Would you enjoy this service being virtual with most communications being done thru email, website, and transaction based systems?

How many closings would you want to be doing a month for this to be something you would utilize?

Would this be something of value to you and why?

Thank you for your time!

-Jessica

@Jonathan Taylor

Hi Jonathan,

My goal is to BRRRR multi families out of state. I want to be able to grow my portfolio and I am curious on some general financing for this process.

To purchase the property and rehab it I was thinking I could use a HELOC from my primary - if I go this route, after refi would the best plan be to pay the HELOC back and then just take it out again?

What about hard money - it seems like a potentially expensive way to go, what if I only used it for the rehab part?

I know most banks will only allow 10 conventional loans, what would I look for when I refi past 10?

I could probably go on lol, I am very interested in understanding the financial options.  Currently half way through The Book on Investing in Real Estate with No or Low Money Down

Thanks for any info you can share:)

I too as many of you love hiking, camping, skiing, kayaking. This is why I moved to the mountains. Just went camping earlier this week, the fall colors are amazing!!

@Kenneth Garrett Thank you! I am sure you have plenty of experience with crazy weather in Chicago. It is good to hear indoor work isn't affected and outside work can be planned around the weather. Adds confidence and that is appreciated!

Hi BP Community!

If I purchase a BRRRR in a state with adverse weather in late winter and spring how have you all experienced this affecting the progress of your rehabs?

Thanks!
