Hi Doug, thank you for your input. I see a lot of sellers with quitclaim deeds and I get a little hesitant on that. And yes, actually, I am also working with @Ryan Kopczyk. He is awesome!

What is the difference between a quitclaim deed and a warranty deed? If I had a seller who has a QD, would the closing process be a little more complex?

@Kendy Saint-preux What verison is your farbar contract? Am I able to use a farbar contract for my own transaction?

Does anyone have the updated 2016 version of FARBAR Contracts? I'm looking for the regular purchase and sale agreement and the AS-IS contract.

I have a motivated seller that needs to sell his mobile home quick. I know purchasing this type of home is a different process whereas there is a certificate of title to transfer rather than a standard contract. I'm a little skeptical going this route as I am not that experienced. I would like to know others who've had experience and the process they went through. My question would be, would there still be a purchase and sales agreement contract to sign? How is the process different than that of a normal residential purchase? Please help!
