Nope! Not a realtor, but we are currently working with one. I believe the agent is one who is finding homes for Oxford House and finding the investors to purchase/partner. Oxford is open to working with other investors directly as well since they are looking to expand in our area. The agent is willing to work with me and offered to pay our agent a referral fee but that they would need to be in the deal someway since it was their opportunity - which I honestly understand and would not try to snatch from them.
I was concerned with the pros and cons with either route - direct or through an agent. I may follow your lead and also do one and one.
Was there one way your preferred over the other?

@Ian I Leinwand Hey Ian! Took your advice and spoke with the Chapter here as well as their local coordinator. A realtor reached out to me about their contract with Oxford house. Did you ever work with a realtor they were already contracted with or did you contract with them directly? I'm just curious what others have done in this situation - I dont want to step on any toes, but we're all investors...

@Ian I Leinwand Did you have a contact to partner with Oxford House or happen to find a property already leased with a Charter?

Oh and I’ve heard different opinions on reserves on BP from 3 months to 9 months now with Covid. I’m still planning our investment journey as well but leaning towards 6+ months for Broward/Miami Dade.

I've heard that paying the PMI on a 3.5% down may be worth it to have more in reserves - especially for the multi family. You have less in the deal and more in reserves for any occasion (yay hurricane season!)

Anyone ever went through a conversion from Single Family to Multi Family in Broward, specifically, Hollywood, FL? Land is zoned for multi family but property use is single family.

I’m new to investing and exploring the idea of Short Term rentals vs long term in South FL. I have a FT job and an infant and just wanted to see/hear how others in similar positions started off investing in a pricey market like Miami/ Fort Lauderdale Florida. Appreciate you all!
