What about a hard equity loan?

Dang, well thanks anyway.

I owe around $162,000 on my home but the value is now about $204,000. My credit score is in the high 500's, largely because I have all my credit cards at their maximum left over from Christmas, I just paid them down to about 40% of their balances but, now I have to wait a full month for this to report and the scores to pop up, hopefully above a 620 to get some sort of HELOC, or equity loan. Do you know of any alternative ways to tap into this, so I can use this money for down payments on fix and flip loans instead?

I have a really good deal under contract... for now. Does anyone know a private lender in the Tucson area. The purchase price is $266,000, with a $458,000 ARV.

Picture 2 is a Murphy bed built into the wall. The original owner was a woodworker who added lots of customs edging and other features to the home. The house has a split floor plan with one side separated by two sets of french doors on each side of the home, which is perfect as a mother in law suite. The suite side has a full kitchen, study area with a custom built in organizer as seen in picture 3, a full bathroom with a stacked washer/dryer combo and the built in Murphy bed. The suite side has it's own exit to the back yard, and it's own separate front door. The views of Dove Mountain are spectacular. The other side of the house is 2 bedroom and one bath with another full kitchen. There is a screened in sun room in-between the two patios on both sides of the house. Everything has been well maintained with a new AC, newer heater, and the pipes are weatherized. The garage has two walls covered in built in storage where the original owner worked on his craft projects. Everyone has moved on out of Tucson and this is an inheritance property, they are looking to sell quickly.

I found a very nice property in a golf community. I am forming an LLC and working to improve my credit so I can qualify to pull equity out of my own home to use as down payments on future deals. In the mean time I found a great deal. I need funding to purchase this property. I need full funding quickly. I am looking for about 65% of the ARV. This is to pay for anything that might come up between now and closing. I need to pay $2700 for the earnest money, and $1500 to HOA, this will cover similar costs. I signed a one week contract with the whole sellers who are holding the property. I am willing to pay very high interest, as high as 12%, like on hard money because of how quickly I need the money, and because of the amount of equity. This property is turn key, there are a few scuffs in the paint, and the owner left all of the paint cans so it will be easy to match. I called a local Long Realty agent who verified similar homes sell in the 400's. I would not need funding past 6 months because of the great condition. The whole sellers want earnest money on Monday, and the rest at title by March 24th.
