We recently acquired a 12 unit apartment building with existing tenants. Is it suggested that a landlord keeps old rental agreements or does a new land lord have existing tenants sign their rental agreement?

A newly acquired building has storage units for each apartment unit in the basement. (12 units) There is little to no mention of these spaces in existing rental agreements (from prior owner). No rent is collected on behalf of these units. What would people suggest we do with these storage units to legally protect ourselves if tenants property is damaged in the basement? Would people suggest “renting” these units for an additional fee? Would an addendum to the lease agreement be appropriate? Any experience or advice is greatly appreciated.
