has anyone use Crexi Intelligence? they seem to be able to do everything I need, including skip tracing.  Just wondering how it's compared to Propstream and Reonomy.

Hi, does anyone have recommendation on real estate attorney in FL? We found a 5 unit in Cocoa and need an attorney to review the PSA asap. Thank you in advance!

Thanks Justin! I took your advice and called up a lawyer. He recommended against forming an LLC. I do have good insurance and umbrella policy. Thanks!

Hi, I have a duplex rental for 4 years but I have never set up an LLC, so I claim that as passive income on the schedule E. I want to acquire more properties and be more involve in real estate investments, I know about the parent/child LLC structure, but can I have a sole proprietorship as a parent and have separate LLCs for each rental?
