This is a bank owners. It’s an abandoned house and not suitable for living at the moment (no kitchen) and this is great advice for a starting investor so thank you so much!

Thank you David! Luckily my father is a seasoned but retired realestate broker who now is a licensed inspector.

There is a learning curve and I get that you just have to take action. Hence the scary yet exciting.

I hear you on the numbers being right. I do have some unanswered questions about signed leases, utility payments, etc.

if you care to elaborate on that stuff you mentioned. At the very least I have questions to ask my dad who has flipped homes a few times in his life.

My first offer just got accepted! So scary and exciting. It's an REO in Opa Locka Florida. I could use any and all advice. Especially all the mistakes to avoid and making sure I cover all my bases.

Ron is right. It is bored money NOT income. You have to pay it back. You cannot use it for a conventional loan.
