Reason your not getting responses is because nobody really wants to say it, but you really screwed yourself here, like bad.  

How long is the lease for?

I'm not sure what your situation is as to why you retained a PM or what he/she charges,  But if your only renting out your previous house, and your somewhat close to your old home.  You want to reconsider using a PM.

No,sorry I dont invest in that area.  I get where your coming from.  But just an FYI, wholesaling is not as easy as the "gurus" make it out to be.  Thats my opinion, others may disagree with me.  But I have never had much success with it.  Question what were you planning on spending on marketing?

@Lindsay West 2 ways, first is free the 2nd will cost you a little. 1) Those papers in the windows usually have a number of the property management thats servicing the home, or the realty company that will be or has listed the property as a REO sale. The 2) Copy down the address and call or go to your nearest title company and order a title search. That will have all the info on it and ultimately who currently owns it. It may be a couple hundred bucks for the search, but youll have all the info you need.

IMO If you are just starting out, buying in the war zone areas is not a good idea.  If your reasoning is because your limited on cash, believe me when I tell you, you will be burning up a lot more cash in those types of areas than you would in a nicer neighborhood. Be patient, the good deals are out there in the nice neighborhoods, you just have to keep your eyes open.  I wish you much success.

15k is a little low IMO.  $20-25k per pad is in the realm of todays numbers. Yes @Danny N. that is your costs. And if I'm not mistaken that figures does not include legal fee's for zoning board and that's assuming you can tap into city water and sewer.

Does anyone else think 25k+ for a chimney is a little high? And I'm with @Nick C. on this one, actually that was the first thought that ran through my head.

Let me tell you guys a real quick story.  I have ONE hvac guy that services the heaters and AC systems in my units, because he knowswhat he's doing and I trust him, so I give him tons of business..  It was 3 winters ago, and I had a failed heater.  I dropped off elec heaters and told the lady, I put a call into my guy just hang tight.  Well he was on a big commercial job that was a ways away and wasnt coming back for at least 3 days.  Unbeknownst to me the lady called around to other heater repair places to get estimates, she was old and dertermined (God rest her soul).  Run down the list of each estimate 1)blown control boardl, 2)a cracked heat exchager, 3)bad control valve, and brushes failed in blower motor.  Prices ranged from 880 to 4700.  next day, 4th day my guy was back and check the heater out.  $15.00 stuck pressure switch, he had an extra one on the truck, no charge, not even for the visit, was there less than 5 min.  Moral of the story, when got an estimate that high from one guy, give him your smelling a fart face and call someone else.

throw a suprise party. invite all of their friends and some of yours. Have it fully catered complete with balloons door prizes and open bar. nah just kidding, the thought crossed my mind and struck me as funny. Hand them 30 bucks thank thwm and call it a day.
