Maybe clean it up before inspection? Doesn’t look that bad.

Then put up cameras to catch the trash dumpers.

I saw section 8 and assumed. But yeah in C neighborhoods I definitely do section 8.

Their portions are HUGE over 700 a piece. They were working. And got lay-off or furloughed. The are also veterans who become overwhelmed sometimes. So even though I try to help them submit their paper work to get their portions covered, they shutdown and don’t respond. I’m actually doing some wellness checks with their case workers next week.

Soon I’ll be almost 10k in the hole. But they are my only tenants not paying so I can weather it. And as long as I can get it eventually get it back I’m ok.

As for you, have you applied for EIDL? Maybe that will help until you can get them out.

You guys are lucky. In philly we can’t file until Sept 2. And I’m worried it’ll get pushed back again. 

But another option is telling the housing authority about the tenants violations. They will send them a termination letter if they don’t comply. This only works with tenants who really depend on the program and “appreciate it” Becuase they don’t want to lose their voucher they will get back in compliance. 

However, it backfires for tenants who don’t really care. Because they will terminate your payments. Usually I would only do this after I have filed for eviction in case they wind up terminating.  

I have a couple tenants not paying. I haven’t told because I don’t want to risk termination. I believe they will be  able to get financial Assistance to have their back pay paid anyway.

I rent in philly, we have to submit rent increases 90 days before recertification. And that is the ONLY time we can ask. Go on the website and see if they have a form to fill out. Or if there is someone you can email.

During and post Covid. I’m closing on 4 loans next week.
