Typically, when rates are high you get better prices. As time goes on and rates drop back down, prices will likely rise simultaneously. Since you're holding it you can always refi when rates drop, but if you wait for rates to drop it'll cost more. In my opinion, the current market is great for BRRRRs. 

Also there are multiple ways to finance your deals. It wouldn't be the worst idea to look at all your options. I have some pretty good contacts with local lenders, let me know if you need any!

Hey @Alex Olson, thanks for reaching out, but my budget is from the 100k-150k SFH. I agree, seller finance is a win-win for both sides. 5-10% is what i can afford due to limited capital, I would still love to learn more about seller-finance within my price range.

I recently spoke with another lender and he said i dont have enough capital to put down offers. With your experience, i was wonder if you have done any seller-finanance deals previously? I dont want to be limited to purchase my first rental property due to low capital. I appreciate any insight!

I am a new OOS investor looking to purchase my first rental property out in KC, MO. I am looking for an RE agent that could help me lock up a deal without a pre-approval loan needed. I am also looking for an RE agent that has history of doing a seller finance deal. I appreciate any insight since i am new to investing.
