I'm not going to pile on, Serene. I suggest you get a couple of books on landlording, weather this storm and learn what you can from it, and move on. But I would suggest you should start learning about your local eviction laws now rather than later. Best of luck.

What kind of roof is this? I mean, is it a simple shape or something more complicated? 4500 ft2 is McMansion territory size-wise, so is it a series of complicated shapes with a hump?

I just want to know how crazy the owner's plan to apparently strip two layers and reroof the whole thing in his spare time, or patch a roof like that in 6-7 places is, really.

Just screw the seller. That's what wholesalers do as a matter of course.

You'd probably be surprised what a half-hearted amateur sanding, some homemade filler mixed out of Elmer's Glue-All and the sawdust from your floor sanding, and three coats of brush-applied gloss polyurethane will do for most hardwood floors, however heavily scratched.

I completely lie. "I got off today." I still work my regular W-2 job over the weekends, so it's always great to come with, "But I gotta work the whole weekend" if there's a follow-up. But like many commenting here, I've found that most people just don't give a damn. Once in a while I get to talking when I'm far away from home (usually on vacations), and someone tells me that, yeah, they'd be interested in getting into real estate, but that never lasts and once they start to see some of the long-term discipline involved with no certain reward, oh no, it's not for them. They're not THAT interested.

Because I'm a local landlord running a number of rentals in my own neighborhood, it's just never wise to brag anywhere within five miles from my house. To anyone.

Facebook Marketplace is pretty much king when it comes to advertising in a broad-based way in our area, Preston. You do a sponsored listing, pay FB like $11 to get the word out to LOTS of people, and then you just start weeding out the flakes.

This always seems to come down to Millennials being some rare, exotic hothouse flower of a generation that are somehow both unable to understand basic arithmetic and hold wildly different viewpoints about their housing security from all who came before...because. Just because. And then the data changes as they get older and, oops...no, they're just like everyone else. How many times can Lucy pull the football away before Charlie Brown wises up?

Not a crap hood, relatively modern build, actually looks pretty good, Robert. I asked because usually, you look at the place and it's clear the OP has a really bad case of wishful thinking. Nope, not here. This looks plenty legit.
