@TJ P. The solo SD401k will be housed in the fidelity account but will also have a bank account in the 401k trust's name (myself as a trustee). I can buy RE, do HML, angel investing, etc. through the fidelity account. I can pay expenses for property via either account but easier with Debit card through the bank account and even do crypto investing through the bank account. (Doubt that I will).

I can DM you the company that I am using to set it all up. With purchasing RE, I can either pay cash or leverage with a non-recourse loan in the name of the trust (only certain lenders) and usually requires 30-40% down and be able to show reserves.

@TJ P. I am in the middle of the conversion from an old solo 401k to an new self directed 401k. The funds will be housed as a trust with Fidelity and a bank and can change between.

The think I can say is that the income generated would need to stay in the 401k and not be co-mingled with investments/RE outside of the 401k. I haven’t made my first investment in RE with it yet, so I am sure I have a lot to learn. Jim
