I have a a 4 unit property under contract for $270k. I’m looking for lenders. Property located in Cincinnati, OH. Fully rented at $725 a month. Market rents are $840 per unit.

Are any hard money lenders doing 80% of purchase price 90%-100% of rehab on single family homes?

Looking for lenders in the Kentucky and Ohio area that do cash out refi for single family homes in 3-6mnths of purchasing. 

@Filipe Pereira $850 each door. Duplexes in the area is going $785-$850 each door. The seller is interested in best offer (purchase price). She’s trying to get the most she can out the property.

Found a multifamily deal in a B class area. Each unit is 3bd 2ba.

2200 square feet

ARV $175,000

Rehab cost $50K

Rent $850

Purchase price $41,600

My problem: Multiple buyers interested in property. What can I do to stand apart or have a better chance of getting this property?
