Thank you for your input Mike. I was mostly looking for tips on which approaches have you found to be more effective on finding leads and also on better marketing strategies to find available properties. Any information would be appreciated.

Thanks for your response Brett. I find that a few of the investors that I have spoken to have actually taken some of the approaches that you've mentioned. when you say direct mail do you mean sending out letters to distressed seller, absentee owners, probates, etc?.
