Thanks Steven, Bill and Michael,

I knew the name needed to be "custodian, fbo IRA", and the exception section needs the "1" and "A" that identifies it as an IRA (W-9 instructions), but tax id from the custodian company is a great help. Makes sense. I'm asking, in writing, if the custodian co with 'sign' the w-9.

Hi Steve,

I couldn't agree more; however, my custodian adheres to a strict code of providing no information when the term 'tax' is in the sentence.

am seeking mentoring on a simple tax related question.

My IRA bought a rental that's I'm thinking of renting out as SEC-8. My PM sent the paperwork, including a W-9. My desire is to keep this rental income, passive and tax deferred, as my other rentals are. Does the W-9 get filled out in my name, or the 'custodian fbo ira'? I'm concerned if it's my name, I'll be taxed up front v deferred.

Anyone with experience or advice, I would be grateful.

Oh, does anyone have a reputable CPA in Colorado?
