I am using the Michael Blank Deal Analyzer to analyze an apartment deal. It’s looking very good, but there is one thing that confuses me. The average cash on cash jumps dramatically when I choose to refinance in year three (99% of money returned to partners) versus refinancing in year four (100% of money returned). Is there someone here who can help me understand that?

Good to hear your experience, @Gordon Starr. I am currently working on doing the same thing. I think there is a very good chance that employers think about what contributions they are going to make when setting a salary, and lower the salary based on that. So, not sure the employer match qualifies as being as high of a return as one might think.

@Laura Williams I agree with everyone that has said to sell them. A bad investment is a bad investment and your others should not have to cover for them.

Single-family residence fix & flip investment.

Purchase price: $65,000
Cash invested: $105,000

Bought this at auction from a trust. Working with a real estate agent and a trusted contractor long distance and making it work.

What made you interested in investing in this type of deal?

It's a strategy to increase my liquid funds for investing in rental units.

How did you find this deal and how did you negotiate it?

My agent pointed it out on an auction website. Had my contractor look at it and give the estimate for the rehab. From there I set my highest bid amount and went to auction.
