Tiffany Campbell, I currently live next to black Rock and am an investor in the area.  There has been a lot of talk in buffalo regarding black Rock being the next up and coming neighborhood.  Black Rock has a lot of pros and cons depending on the area.  Buff state is located there so you have the potential for student rentals.  There are also some negatives to the area as a lot of the houses are in poor shape and need work.  Depending on the area there can also be a lot of drugs. Black rock def has the potential for great cash flow but do your homework first.  If you make sure you have solid cash flow you will be fine, I would not invest hoping for appreciation as it may never come.  If you want more information on Allentown or black Rock feel free to pm me as I'm typing on my phone currently.

I am currently looking at investment properties in Buffalo New York. The areas I am looking are around UB south and Canisius college. I am trying to get an accurate idea of what I can expect from rent and have been looking on craigslist and other websites at the available units for rent. The problem I am running into is there currently there are not a lot of available units to compare prices. 

I was hoping individuals on here could help shed some light and give me a range of what to expect in both the areas. Currently my estimates are 800 for a 3 bedroom by UB south and 900 for a 3 bedroom in Hamlin Park. Are my numbers accurate.
