Hello BPs - I am a resident in the DFW area and have been away from real estate investing for a number of years due to raising 3 boys and a demanding job.  The children are largely on their own now (yes!) and I am considering investing again in rehabs\flipping and SFM rentals.  It has been ~ 10 years since my last property but the area seems to be very healthy economically and, compared to other major metro areas, cost of living is still very reasonable.   I welcome any sage advise that anyone can offer on what is working and what is not.
